National Gateway at Potomac Yard

This multi-phased, multi-modal major urban redevelopment project, currently underway in the inner suburbs of Washington, DC, will feature a mix of office, residential, and retail spaces along with two major public parks and associated streetscapes.

LSG recently completed the newest of the public spaces to date, the Phase One Center Park South, an expansive green space with a series of gardens and public venues, and North Park Plaza, a vibrant outdoor amenity surrounded by office towers.

Public art is a significant component of the overall project, and this theme resonates strongly in our design for Center Park South.

Two granite sculptures serve as the focal element of a dramatic interactive water feature, while engraved granite seatwalls have been carefully located throughout the park. The site offers park-level retail, a dining plaza, and a round house featuring an overhead canopy for live performances.

The design of North Park Plaza is equally sympathetic to art and community, providing another interactive water feature, an inviting lawn, a main plaza area, and an outdoor gathering area.

Echoing the aesthetic are LSG’s designs for the external and internal streetscapes, which incorporate two transit stops located at the northern and southern sides of the site.

In addition to the completion of residential and office properties, our team provided design and construction documentation for two Marriott hotels at the northern end of the development, including the creation of a varied and dynamically changing three-dimensional composition green roof.

Other ways in which LSG has incorporated sustainable design into the project include the creative use of high efficiency irrigation technology as well as energy efficient dark-sky compliant site lighting.

The two residential buildings and offices have achieved a LEED certified Silver rating; the two hotels have acquired a LEED certified Gold rating.
